Choosing the Right Community

While I am certain that I have focused on this subject before, I’d like to emphasize the importance of choosing the right community. Occasionally, buyers will make a purchase decision with the home as their only focal point and it works well for them. However, in most cases, the choice is first and foremost about the lifestyle.

The greater Hilton Head area has many gated (such as Wexford and Belfair) and un-gated (such as Spanish Wells Plantation) options available. I think there is a great match here for everyone, and the search begins with your input.

First, think about the activities that are important to you. For some, it may be boating and others spending time at the beach. This could lead us in two entirely different directions. Secondly, where we search may depend on whether you want to use this property as a primary residence, second home, or as a vacation home that can be rented short term when you are not in residence. There are areas that are ideal for short term rental and ones that do not permit it. By analyzing your lifestyle and property use we can make sure that the community will be one that you will enjoy.

Next, consider the size, style (villa, townhome, patio home, or full size lot home), and the price range. While some people like to keep price open, it is better to put an ideal range into the mix at the beginning and adjust later, if necessary.

Most of the time the annual fees vary proportionately to what is included in the amenities. Some areas will have little or no fees, but then offer few or no amenities. Other areas have a complete amenity package with golf, tennis, boating, fitness, security, biking/walking trails, beach, etc. and a clubhouse at the center of activities. These tend to have higher fees but are ideal for buyers who are going to relocate as full time residents and actively use the amenities.

In addition to neighborhood activities, consider what else might appeal to you. For example, if you are interested in the arts, volunteering in a special field, dining out frequently, shopping, education, special interest groups, this may be part of the input necessary in helping you choose the right community.

There is nothing better than coming for a visit, spending some time over-viewing the most likely areas, and seeing what feels right for you. I am very willing to expand your search before narrowing it to be sure you get the best match possible. Call me so I can get you on my calendar.
