For those of us who live here year round, the arrival of fall means the return of our friends who live away for the summer. While summer is busy with vacations and visiting family, everything seems more normal in the fall when they return and the circle grows.
The longer we live in this area, the more people who are our friends also become our extended family. When they are away, we miss the easy accessibility. We look forward to seeing them and talking to them about the good and bad in our lives. We are also fortunate to have a wonderful group of friends who do stay here year round as we do.
If you are considering a move to the Lowcountry and have been concerned about “fitting in”, as some of you have mentioned to me, let me assure you that friends are in abundance here. Fortunately, we are a year-round community and this is a “real place” throughout the year. However, it is even more special when we can gather our friends that have a second home.
I propose a toast, “Here’s to all of our friends who have finally returned home and the excitement of the rest of them coming home in the next few weeks!” Our family will once again be complete – but don’t be concerned. We love making new friends and extending our family again, so come join us…
This is a trick question. There is no perfect answer that universally fits everyone. The best approach might be to take a look at some of the reasons for making the decision now.
Values – Buyers are in a great position to make a “deal” as they scurry to take advantage of the purchasing opportunities currently available. There are short sales and foreclosures and sellers anxious enough to get in the trenches and price competitively. This the best market for purchasing that we have seen in years.
Incentives - Sellers and their agents are searching for ways to set their properties apart from other available listings. Incentives, extra services, and bonuses are all playing part in the current marketing. This almost always provides an additional buyer advantage.
Interest Rates – With rates fluctuating around 5% for fixed rate mortgages and slightly more for FHA and VA, purchasers can afford to buy better properties. For the high end purchaser, 5 year jumbo rate arms are available for less than 5% which fits nicely into pre-retirement plans. These purchasers can get a great rate and pay off the home when they sell their current properties and are ready for their permanent move.
Choices – In many areas there are still some great buying opportunities. However, as we receive calls for different areas, we are finding it much harder to find the deals that were available earlier. That does not mean that something new will not come into the marketplace.
Developers – Builders are now able to give lower priced bids for construction without the frenzy for building that we had in the peak times. Developers have discounted homesites and many sellers are matching prices to make a quick sale. All of this has combined to make some great opportunities for new construction that were not available 6- 12 months ago.
In summary, if you have the wherewithal, whether you are ready for a full time residency or not, purchasing now must be a consideration. While even a crystal ball could not tell us the future, current optimism will surely bring improvements in the market and eventually the pricing.
I hope this will help you determine whether you should be planning a housing trip this fall. Many of you have already scheduled your appointments and others should definitely consider it.
Occasionally, something will cross an agent’s desk that says to him/her that a buyer must be found for this “deal of the day”. One of our agents found a property he believed in so strongly that he spent Friday evening contacting everyone that he could think of who might have an interest in it. His diligence paid off as the bank has accepted his offer – the buyer got a tremendous purchase and the agent will be rewarded for his efforts.
